Description
This property ownership map was based on the Nathan Winslow plan (176) of Cushnoc, formerly called Koussinok. It reveals that three tiers of lots, each one mile deep, were created for individual ownership, as well as “Great Lots” of 3200 acres for certain Kennebec Proprietors such as Sylvester Gardiner, Benjamin Hallowell and James Pitts. The first tier lots had 50 rod frontages on the Kennebec. The second tier of lots was reserved for the Proprietors and had 150 rod frontages. The third tier, farthest from the river, also had 75 rod frontages.
The Great Lots had one mile of frontage on the Kennebec, extended inland for five miles, up to what was Winthrop Great Pond, known today as Lake Cobbosseeconte. Before a settler could obtain a deed three conditions had to be met: (1) a house 18 feet square and seven feet high had to be built (2) Five acres of property had to be tilled within five years; and (3) the owner must personally live or have a proxy reside on the property for an additional seven years. Most settlers failed to meet these onerous conditions and the property was either resold or reverted to the Proprietors.
